About The Villa

Even with a swimming pool that is almost a piece of art and a plunge tub on the rooftop terrace, at Casa Kati Kaan, nature steals the show. Located 3.5 miles into the Sian Ka’an Biosphere Reserve, this cozy eco-conscious villa is a tropical utopia.

The 4-bedroom villa was built for guests to relish the landscape. Not only does it have a 100-meter private beachfront in a vibrant nature reserve, but it blends in with its surroundings. The open-plan living spaces fuse into the spectacular deck and pool, where the beach and its coco palms become part of the architecture. A 2.5-acre estate embraces the house, itself tucked between the Caribbean Sea and the beautiful Campechén Lagoon.

While the home’s interior design is remarkable, one finds the best spots outdoors: the dining table on the deck, the rooftop terrace with its plunge tub, the lounge by the pool, and the sunbed cabana.

The residence is equipped for exploring. Paddleboards, kayaks, boogie boards, and snorkeling gear are all available. Further, solar panels and a wind turbine generate all the power this self-sufficient villa needs. And of course, all bedrooms have air conditioning.

Casa Kati Kaan is located 3.5 miles from the park entrance and just a 15-minute drive from some of Tulum’s most famous restaurants and bars. It is also 30 minutes away from downtown Tulum, where you will find supermarkets, shops, and other services.

• There is an entrance fee to the Biosphere Reserve of Sian Kaan that is not included in the rate. This fee is $12 USD per person per day and it’s paid at the entrance arch by cash

***Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life. Additionally, pets are not allowed.

It is also important to note that roads in Sian Ka’an are unpaved and therefore distances and times may vary depending on the season and road quality/condition.
